Missouri Paperwork Only Program


The Missouri  ( FSBO) For Sale by Owner Assistance Option program, it is meant to help  individuals sellers who have opted to sell a home initially without the services of a Realtor. This program provides broker services to the home seller to include but not limited to contract review, negotiations, processing of all paperwork, Home Inspection contingency issues, opening closing company file to complete transaction management all the way to closing. We can also help you find a house to purchase if needed.

Agent Assistance Package


You may hire HouseKey Flat Fee Realty to work with you in your transaction with the buyer and deal with the buyers agent as your Transaction Broker. You will also need a separate agreement to pay the selling broker the fee you negotiated for bringing the buyer, we can help with this paperwork if that broker didn't do it with you already. 
We will review all offers on your house and explain the terms proposed along with responding to them with your desires to the other broker until you are under contract.
We will verify buyers lender/program and advise you.

Not every lender has credible Pre-qualification letters and many aren't worth the paper they are written on but being in this business we have a strong grasp on most lenders and their track records in the area for getting the closing done and on time.
We walk you through the home inspections/negotiations and advise you on normal industry practices and requests in home inspection results and negotiations, this can be tricky as repairs can be costly and smart buyers agent know how to get more from a seller as they ONLY represent the only interests of the buyer.
We will open up the file with the closing company and coordinate communications, pay off requests and scheduling closing and keep you in the loop for closing.

If Buyer is without an agent 

Paperwork Package including legal disclosures

$995.00 (This fee can be split 50/50 between Buyer/Seller) 

We will assist both Seller and Buyer in all normal aspects of the transaction that a Realtor would normally participate in with putting agreements on paper, working with all aspects of the negotiating and buying/selling process on the terms seller and purchaser agree or we can help with the negotiation process. 

Once there is a ratified contract, we will then do all of the below.

Assist you in all areas of the home selling process as your Transaction Broker.


  • Great HouseKey *Business Hour Support throughout the process for contract questions.
  • Coordinate completion of appropriate paperwork. (As agreed upon by you and the buyer).
  • Assist in meeting the requirements of the Purchase Agreement, as to home inspections, termite and inspection reports, etc.
  • Assist with suggestions for the counter offer to the Buyers' agent for buyers who are represented by their own agent .
  • We can send the counter to the Buyer's agent
  • Facilitate communication between buyer and seller to help prevent disputes from arising. ( Disputes NOT Included, should your file have issues outside the normal real estate transaction additional fees may apply. ) 
  • Assist in expediting the loan process in order to obtain approval or commitment (as required in the Purchase Agreement).
  • Assist in meeting the requirements of the closing agent in connection with the closing of Seller and Buyers files with lender etc.
  • Review the legal HUD disclosures before closing for accuracy.
  • Guide you through the steps to bring your sale to closing.

  • Arrange Payoffs on your Mortgage
  • Order Title Search
  • Prepare the Deed Transfer


ALL OPTIONS add a $150.00 Transaction management fee upon closing ( Covers E&O Insurance cost, Broker Document review for state compliance, Document Storage etc) 

Our flat fee for this service is only available in Missouri . Fees are for services performed with paperwork origination, negotiations and assistance in advising compliance. Fee is due at time of service or as agreed with your Housekey Flat Fee agent. Fee is still due if closing does not occur for any reason. This is a fee for service choice.
