Let's be honest, our effort is almost the same on all listings but the traditional pay for the same effort can vary greatly so we capped the fee.If a seller requests additional advertising or other services our fees can be increased, but for most home sellers we only charge a low discount flat fee for our services. What is the MLS (Multiple Listings Service)?
The Multiple Listings Service (MLS) is a SHARED marketing database that is set up by a group of cooperating real estate brokers in the Southwest Missouri area (Including Branson ) , whats important is that every member company of ( Greater Springfield Board of Realtors & Tri-Lakes Board of Realtors ) input all their listing into it. In this area it is called SOMO Southern Missouri MLS. Every member company & agent places all their listings into this huge database to share information about their listings with other member brokers and also marketed to the world through what is called MLS syndication to hundreds of members websites and to 3rd party websites like Zillow, Homes, Realtor.com and so many more. Normally not much advertising is needed in addition to putting a home into the MLS but some agents do do additional advertising but normally the MLS listing syndication will find your buyer and they will use their agent to view your home. In the end the MLS provides accurate and structured information about properties available for sale and is the most popular way that buyers, sellers and agents find available homes for sale in our Springfield area market.

At closing, the discounted flat fee of $1995.00 plus our flat transaction fee ASK AGENT ( Covers errors & omissions insurance, contract broker review for state compliance, document storage ) will be paid to HouseKey Real Estate LLC at closing as a line item on the settlement statement, in addition to the buyer's agent's commission paid to their brokerage which is normally 3%. The MLS listing, marketing material, photography other than professional, and other miscellaneous items are all covered by the listing agent throughout the process.
Are there any additional Listing Agent fees?
No. The flat fee of $1995.00 and our transaction fee is it besides the 3% fee paid to the agent who brings a buyer. Do you also help in finding homes while we are in the selling process?
Yes. We help you in every step of the home buying process as well and we work with great agents with other real estate companies in the area who will make finding you a great home a top priority.
Do you do any other types of advertising?massive
Yes, we also advertise in the HOMES magazine, and other magazines, We also may do some additional internet marketing for paid placement ads, some open houses, and other proprietary marking efforts, rest assured we may do more than most brokers.
Can I edit my MLS listing?
Absolutely! To request changes, simply call us or send us a email and we will take care of it. We will coordinate the requested changes quickly. You will also be able to approve your listing when it hits the MLS.
What about showing feedback?
At HouseKey Real Estate LLC we pride ourselves on communication, in fact lack of communication is one of the biggest issues with sellers in our industry. We have an automated system in place that helps inform sellers quickly of the showing feedback by automatically emailing the showing agent with a small questioner when they open your door and when they are done for the day and answer the form it is sent directly to your email, we can also follow up with them on their comments and concerns.
